Atlas Property Relief is a small, family-owned business. Our goal is to help solve problems related to land ownership. How It All Works

Land ownership information is generally publicly available. County governments keeps records in order to levy property taxes. Since these records are kept by the government, they are by definition open to the public! All of our information comes from public databases, typically from the county assessor. We don’t typically look at things like overdue taxes, unpaid HOA fees, transaction history, etc. 

We don’t have access to your personal data (nor would we want it). Your age, race, gender, or anything else is completely unknown to us.

Our offers take into account property size, location, assessed values, comparable sales, and other property attributes. 

We set our offers at a point where you get a fair price and we can make money as a business. We think a good deal is when both parties walk away happy.

I always say that the property owner knows the value of their property better than we do. There may be special attributes to a property, improvements that we were not aware of, or maybe we just plain screwed up our calculation. If this is the case, please let us know! We will take a note and update our information.

There are a few ways we can close the sale, depending on the specifics of the transaction. We are flexible with how we do closings. If you, as the seller, prefer a particular title company or method of closing we can usually accommodate that. Our most commons methods of closing are:

  1. Title Company: This is typically the best choice for transactions over a certain dollar amount or if there is something unique about the property’s ownership or chain of title. I’d say the majority of our transactions involve title companies. They handle all of the paperwork and money exchanges. They will arrange signings with you directly. Signing can be completed locally, wherever you live, they will work out the details to arrange for signature. The drawback is that they are expensive (typically between $500-$1,500) and can be slow or uncommunicative.
  2. Mobile Notary: We typically use this method of closing for less expensive properties. It’s fast, easy, and saves money! We send a cashier’s check along with the closing paperwork to a mobile notary. The mobile notary works in an area and will contact you to arrange a signing when and wherever is convenient for you. I’d recommend at a bank as that is a safe, public space and you can go directly to cash your check!

We are land investors, so at the end of the day our intention is to make money on these purchases. Typically that means re-selling it to folks who will use the land recreationally, as an investment, or even build a cabin or home on the property. Occasionally we will hold on to properties for an extended period of time and hope for property values to improve.

Sometimes folks ask us if we are representing another party, like a neighbor or local developer. The answer is “no.” We are simply representing ourselves.

About Us

Hello, my name is Traci Willis. My husband Tom and I are the principal owners of Atlas Property, and we buy raw land throughout the United States.

As a small, family-owned business, we work hard to earn peoples’ trust. I believe our greatest accomplishments are the relationships that we’ve built with land sellers over the years. I like to think that this is what sets us apart from other land investors.
